MAKING SALES

Sales breakthroughs have a lot to do with your ability to be comfortable with being uncomfortable.

In many situations, success comes from understanding how to turn present discomfort into future gain. Many of the actions that aren't enjoyable now , such as making cold calls or working after hours when you feel like stopping but know you need to finish , are necessary to add value to each new step you take.

Here are some thoughts to keep you motivated when the going gets tough.

HARD WORK NOW WILL PAY OFF LATER
All the sales you've ever made did not happen overnight. They were likely accounts you worked on for long periods of time. Everything you have today was brought forth by all your past efforts. Think about what you've accomplished by doing the things you didn't want to do.

LEARN FROM EVERY EXPERIENCE
Understand and appreciate that the upside of difficulty is that there will always be new opportunities for learning and improving your skills.

FOCUS ON THE POSITIVES
Find something unique about each contact you encounter during the day to make something you might not enjoy enjoyable. Once I was making phone calls to new companies shortly after a snowstorm, and I found it to be a great time to make calls. You'd be surprised at how many people were in pleasant moods. On one call, I was speaking with the assistant to the vice president of sales, and she said she loved the sight of the snow outside her window. She was in a great mood and was very helpful. Following the call, I sent her a nice handwritten note about our brief talk and thanked her for her time. This won't close a sale, but it builds your chances of standing out in a positive way as you move forward with your next steps.

PICK A DIFFICULT ACTION OVER THE EASY ONE
Doing so will make you grow stronger as a person, not just as a salesperson. Call on the bigger accounts, start at the top and sell your way down and across departments, and make the calls after you're ready to go home. In the long run, this is what will separate you from the average performer.

TRY A DIFFERENT TECHNIQUE
A good friend of mine told me that he takes cold showers every day and rarely gets sick. Right after a hot shower, he turns off all the hot water and lets the shower run down his spine and all his joints. Does it feel uncomfortable at first? Yes. Does it shock your body? Yes, but then something strange happens. After a few weeks, your body becomes warm after a few seconds of the pain. Eventually, you begin to look forward to it. What was once uncomfortable is now comfortable. There's no difference between this and making uncomfortable calls to new people or making a presentation to a large group. In the beginning, it's difficult and uncomfortable, but later it becomes easier and produces rewarding results. I've been taking cold showers for more than four years now and have not gotten sick since.

He's got $2 million in venture capital and a former top exec from Burton Snowboard on board to help him do it. Revenue is expected to hit $5 million this year.

Sean Belnick
Age: 20
Location: Kennesaw, Ga.
2006 Revenue: $24 million
Employees: 75
Year founded: 2001
What it does: At 14, Sean Belnick started a direct-shipping company for office furniture from his bedroom -- with $500. The company now stocks many of the products it sells in a new 327,000-square-foot warehouse in Canton, Ga., and has branched out into home furniture, medical equipment, and school furniture. Notable clients include the Pentagon, Microsoft, and "American Idol."

Bo Menkiti
Age: 30

2006 Revenue: $640,000
Employees: 10
Year founded: 2004
What it does: A Harvard MBA, Bo Menkiti sold his own home in the capital's Columbia Heights neighborhood to launch an urban real estate development, brokerage, and sales firm aimed at first-time buyers in the underserved middle market. In less than three years, his team has developed 33,000 square feet of residential and commercial property and brokered more than $60 million worth of real estate in the region. What's next for Menkiti? Developing a new 30-unit affordable housing building from the ground up.

Sam Altman
Age: 22
Location: Mountain View, Calif.
2006 Revenue: undisclosed
Employees: 30
Year founded: 2005
What it does: Loopt software provides location-based functions for cell phones, allowing users to see where their friends are on a map. The software also sends text alerts when friends come in close proximity to one another, and can search for nearby restaurants. It'll even tell you what spots your friends have tagged as favorites. Loopt's service is currently available on Boost Mobile, and is expected to launch on Sprint and other carriers within months. Altman says he wants to bring the Internet out of the home and into the wild. "The company's mission is to enhance, improve, and make more of real-world interaction," he says.

Katie Kerrigan
Age: 27
Location: Libertyville, Ill.
2006 Revenue: $57,000
Employees: 1 full-time, 2 part-time
Year founded: 2005
What it does: When Kerrigan, a former college athlete, entered the professional world, she was discouraged by the lack of stylish shoes for tall women. At six-feet tall with a size 11 shoe, she began looking for solutions. While getting her MBA, she drafted a business plan for a company that sold dress shoes to women with larger feet -- sizes 10 and above. In 2005, Kerrigan launched her website, KathrynKerrigan.com, where other women like herself can find everything from stylish high heels to trendy flats. Kerrigan works with a craftsman in Italy to create her original designs. Her shoes can be found in boutiques nationwide and in her new flagship store, which opened this year in Libertyville, Ill. Sales are expected to quadruple this year.

Byron Myers, Ali Perry, and Brenton Taylor
Ages: 27 (Myers), 25 (Perry), and 26 (Taylor)
Location: Goleta, Calif.
2006 Revenue: $15 million
Employees: 100
Year founded: 2001
What it does: Winning a business plan competition at the University of California Santa Barbara prompted these friends to take their idea for an oxygen concentrator and actually form a company. Perry's grandmother complained about the bulkiness and inconvenience of her old oxygen machine, so the trio designed their compact device to filter out the nitrogen from room air, eliminating the hassle of having oxygen tanks delivered. Inogen's machine can also be plugged in anywhere or used on the go with a rechargeable lithium ion battery. The company has sold more than 10,000 devices.

Raj Lahoti
Age: 25
Location: San Diego
2006 Revenue: $11.5 million
Employees: 15
Year founded: 2003
What it does: After a few years dabbling in Internet domain acquisition and traffic brokering, Raj Lahoti set out to build up one of his brother's domains in order to provide meaningful content in an area that, well, generally lacks it. DMV.ORG, the "Online Unofficial Guide to the DMV," aggregates information from the (often dreaded) Department of Motor Vehicles in each state -- all in one place. Users can access information on everything from applying for a license to ordering a driving record, without the aggravation of standing in the DMV's endless lines.

Geoff Cook, Dave Cook, Catherine Cook
Ages: 29 (Geoff), 19 (Dave), and 17 (Catherine)
Location: New Hope, Pa.
2006 Revenue: undisclosed
Employees: 25
Year founded: 2005

MOTIVATION TO IMPROVE YOUR FINANCES

One of the most difficult aspects of getting your finances in order is finding the motivation to do so.

Here are some basic steps you can take to help motivate yourself to move from merely thinking about improving your finances to actually taking action to improve them.

WRITE A LIST
While this may seem obvious, it's often the hardest step to take. Thinking about all of the different tasks you need to do can paralyze you into doing nothing at all. If you can write down all of the things you need to do, then you have a list from which to begin tackling the tasks, and it will become easier to motivate yourself to work toward them.

SET FINANCIAL GOALS
Once you have made your list of the financial tasks you need to accomplish, spend some time turning these into financial goals. One of the most important points when setting goals is to make them specific and to place a time limit on them. For example, "I want to have $25,000 in my retirement account within five years" is a much better goal than "I want to fund my retirement account." The more specific you can be with your goals, the easier it will be to take the steps needed to achieve them and to monitor and record your progress.

CREATE CONCRETE & PERSONAL REASONS
One of the most powerful forces that will help you achieve your goals is to have concrete and personal reasons why those goals are important to you. The more solid and exclusive the reasons you can list for each goal, the more motivated and dedicated you will be to achieving them. "I want to fulfill my dream to travel to Europe before I'm 65" is a more concrete and personal reason to want to save for retirement than "my financial adviser says it's important."

CREATE MINI GOALS
Once you have your goals in place, take some time to break them down into smaller, mini goals. Many financial goals are long -term ones. They can often be so big and so far off in the future that when looking only at your desired final result, you'll have no idea where to even begin. By breaking down your goals into smaller ones, it will be much easier to visualize each step that you need to take.

KEEP A DAILY FINANCIAL JOURNAL
A wonderful way to help yourself stay motivated and move toward your financial goals is to begin a daily financial journal. You can write this journal the old-fashioned way, by hand, or you can create one online and join the many personal finance bloggers who keep track of their finances for the world to see. Keeping a daily journal will help you stay focused on your money goals, offer a daily reminder of where you want your finances to be in the future and allow you to see your progress as you strive for those goals. When you get frustrated or discouraged, going back and reviewing the progress you have made will be invaluable to helping you stay motivated.

DON'T KEEP IT A SECRET & INVOLVE THE ENTIRE FAMILY
While you may be tempted to keep your financial goals a secret, you will be much better off if you let others know what they are. It is much harder to back out or give up on your financial goals when you create a sort of personal accountability by announcing them to others. Letting others in on your goals also creates a support network that can help motivate and encourage you when times get hard. For those with families, involving the entire household in your financial goals works in your interest. You will have a much better chance of completing your goals as a team than if you try to accomplish them entirely by yourself. The more people you involve, the more ideas you will have on how to reach those goals. In addition, the undertaking could prove to be a financial learning experience for the entire family instead of just a one-person odyssey. If you fail to involve family members, they could inadvertently sabotage your efforts to reach your financial goals, and they may not understand why certain monetary sacrifices are being made. Taking the time to include everyone and seeking their help, advice and ideas will greatly increase your chances of success.

KEEP YOUR GOALS VISIBLE
Whatever your financial goals may be, make sure to place them prominently someplace in your house where you are sure to see them more than once a day. Many times people write down their goals and then file them away, never to be seen again. When this happens, the goals are usually forgotten in a short period of time. Placing your goals in a prominent area of your house will help ensure that they don't slip your mind. For example, you may want to place them on your refrigerator door, above your computer or on the backside of the door you use to exit your house. The more often you see them, the better chance you have of staying focused and motivated to reach your goals.

CHART YOUR PROGRESS
Make sure that you take the time at least once a month to chart your progress toward your goals. If you are writing a daily journal, it should be easy to look over your entries and come up with a summary for the entire month. Charting your progress over a longer period will show you that the daily steps you take are adding up over time.

JOIN FINANCIAL COMMUNITIES
A wide variety of Web sites cater to those who are trying to get their finances in order. Spending time in the forums, reading articles and sharing your own financial issues will help you gain valuable information on attaining your goals. These communities will also be a great help to keep you motivated when you're having trouble or when you're faced with unexpected financial setbacks.

BE PATIENT
You need to remember that everything is not going to change overnight, and that it's going to take a long time at a steady pace to reach your financial goals. Many people give up when they believe that the changes they want aren't happening quickly enough. If you realize that doing a little bit every day will ultimately help you reach your goals, you will not be discouraged and quit when things don't change rapidly.

REWARD YOURSELF
Take the time to reward yourself as you reach milestones on your way to your financial goals. Giving yourself rewards is important to help keep you motivated and can help get you through some of the harder times. Your reward can be anything that helps motivate you to reach the goal. For example, a night out for ice cream, a pizza dinner or a trip to the movies ……… anything that your family enjoys doing together to reward everyone for helping to make progress toward your goals.

BE PREPARED FOR SETBACKS
Understand that no matter how good you are and how well you have planned out everything, there will be times when unexpected setbacks occur. By understanding that these setbacks will come about, you can make sure that you have in place support mechanisms that will help you overcome these obstacles and stay on track toward your goals. It is when these unexpected setbacks occur that being part of a financial community and writing your daily diary will really pay off. By understanding that these events will arise, you will be able to recognize them when they do and have a much better chance of not succumbing to the temptation to give up. By taking each of these steps into consideration, you increase the chances that you will have the focus to stay motivated and to reach all of your financial goals.

TIPS - MONEY MAKING FUNDAMENTALS

At the core of every successful business, from a global giant to a corner store, are the same fundamentals of money making , which are cash, margin, velocity, return, and growth.

And at the core of every successful business leader is an intuitive understanding of the relationships among them.

It's easy to think the basics of business are for beginners. Everyone knows what cash is, and that companies must make a profit.

But business acumen isn't about knowing definitions. It's about keeping the basics of money making in sharp focus and balancing them in a way that's healthy for the business.

When you have business acumen, you realize the importance of every job at every stage of your career. A mailroom clerk with business acumen knows that getting checks to the accounts receivable department more quickly will ease the company's cash flow. And a sales rep with business acumen knows that higher-margin products will increase the company's return.

Money making Basics
As the complexity of your job increases, it's easy to lose sight of the fundamentals. If your business acumen doesn't develop, you can stumble - focus too much on revenue growth and overlook cash, or focus too much on cash and overlook growth.

That's why you should never consider it beneath you to revisit the money making basics. They should be front and center in your diagnosis and decision making in every job you have.

Here are the basics :

CASH
No business survives long without it. You should know how much cash your business generates and how much cash it consumes.
What are the sources of it ? What drains it ? What's the timing of the inflows and outflows and how is it changing ? More sales often means more cash. But growing a business consumes cash. How fast can the company expand without straining its cash flow ?

MARGIN
When people talk about the bottom line, they generally mean net profit margin. The money the company earns after paying all its expenses, interest, and taxes. But gross margin is important, too. Gross margin is the difference between a product's selling price and what it costs to make the product , expressed as a percent of the selling price which can signal important shifts in a business. When PC makers saw their 32 percent gross margins decline to 20, they knew the competitive landscape had changed. You have to know how changes inside or outside the business affect gross margin. Are there new entrants in the market who are winning customers? A competitor who's found a clever way to reduce costs and prices? A change in the pricing power of suppliers?

VELOCITY
Velocity refers to speed, turnover, or movement. How much revenue do you turn over, or generate, for each dollar of inventory? If you have $1 million in inventory for the year and revenues of $10 million, your inventory velocity is 10. This tells you how fast you're moving raw materials through the factory, turning them into finished products, and moving those products off the shelf to customers. The faster, the better. Service businesses can track velocity, too. For banks, velocity of equity . How much revenue is generated per dollar of equity ….. is a useful measure. The concept applies to every business.

RETURN
Margin multiplied by velocity equals return. If your return is lower than your cost of capital, your business is likely to be in trouble. That's when shareholders get concerned. How do you boost your return? See if you can boost your margin or increase your velocity ……. or, better yet, both.

GROWTH
Every business needs to grow to stay in business. How do you grow in a way that keeps the other aspects of money making in balance? There's no formula …. people with business acumen figure it out.

Where Business Acumen Counts Most
Street vendors in villages around the world use business acumen every day. They have to. Their next meal often depends on it.

In companies, business acumen is crucial when the external world changes and there's a need to reposition the business.

Like when Hollywood studios started selling videocassettes directly to the public at the same time it sold them to video rental companies. That's when Blockbuster's rental business started to slide.

People wanted to buy movies, not just rent them, so Blockbuster started selling them. But the moneymaking was completely different.

Blockbuster was used to buying videocassettes on credit and making payments with the cash from renting them. Returns were high.

Selling videocassettes meant laying out the cash up front, holding lots of inventory, and waiting for the cash to come in when the videocassettes were sold. Cash flow, velocity, and return were all adversely affected.

Where Do You Want to Go?
You don't need business acumen to make a meaningful contribution to a business. But you'll need it to rise through the leadership ranks.

You can't acquire it at a seminar or in a quick read. You learn it by using it in real business situations.

Start now by applying it to your company. Ask for the numbers or pull them from the annual report.

TIPS - THINK BIG , SPEND SMALL

START & GROW A SUCCESSFUL COMPANY WITH LIMITED BUDGET

CASE 1
John Vechey, 28, proudly recalls the early penny-pinching days of his Seattle gaming company, PopCap Games, which he co-founded with partners Brian Fiete, 29, and Jason Kapalka, 36, in 2000. After leaving their steady jobs at gaming companies, the trio pooled $100 to purchase business cards, used their own computers and convinced a friend who owned an ISP to give them server space for free. Working first from Fiete's condo, then from Vechey's apartment, they started with a simple business model ….. to make games and license them to websites.
Then the ad market crashed, rendering their model insufficient and teaching the partners the first lesson of bootstrap entrepreneurs …… flexibility. In 2001, based on feedback on their first game, Bejeweled, they created an enhanced, downloadable version. Instead of charging sites like Yahoo to host their games, they offer the web versions for free in exchange for having the sites direct people to PopCap's site to download full versions of the games. "At first, we were making $5,000 to $10,000 per month. Then it was $30,000 to $100,000," Vechey recalls.
Vechey and his team raked in more than $10 million in 2005, and they now have 13,000 square feet of office space in downtown Seattle, a studio in San Francisco and a satellite office in Dublin, Ireland. They employ 118 people and have more than 30 different games.

CASE 2
After selling her first company in 2000, Amy James, the former teacher negotiated the right to retain a database of state learning standards that she had spent two years typing into a Microsoft Access file. In 2001, James decided to take advantage of that year's No Child Left Behind Act and put her database to work. "I made a flier saying I could align curriculum with learning standards and faxed it to publishers," she says. "Scholastic called immediately. Then LeapFrog. Then others."
For the cost of office supplies--about $100--James was in business, launching SixThings from her New York City apartment. She made $30,000 her first year, consulting with publishers, reviewing educational programs and curricula, and writing reports analyzing how these measured up to state and federal learning and testing requirements. James ramped up significantly in her second year, hiring two curriculum development employees and one computer programmer. In addition to analysis, the company now sells electronic databases of learning and testing requirements and licenses software that provides compliance reporting along state and federal guidelines.
But James was struggling to pay her rent and knew something had to give. Her mother was a retired teacher back in her hometown near Oklahoma City, and James could tap her mom's friends as workers. So she moved into the same apartment complex as her mother.
"It just made sense," says James, 40. "My mom's friends were starting to retire. My dad was a principal. They were all on state benefits and had a great work ethic." With her mother as her first Oklahoma employee and her father as a sounding board, she began to rebuild her business.
James used open source software and worked from home for the first three years of business, finally moving into a 6,000-square-foot Oklahoma City office space in 2004. She furnished that space, including the refrigerator, she says proudly, for a mere $1,900 by visiting vacated offices and offering cash for the abandoned furniture. She continues to pinch pennies, even after bringing in sales of more than $2.1 million last year. Of her 20 full-time and 43 part-time employees, the vast majority are her parents' retired friends. She has also re-established an office in New York City.

CASE 3
Ajay Goel, 29, was living with his parents in 2000 when he created the first version of JangoMail as a side project for a client who needed a web-based e-mail marketing solution. Because he had a computer and no overhead, Goel was able to fine-tune the product, then take it to market. JangoMail, with its web-based e-mail broadcasting and marketing system that allows companies to create, send and track e-mail campaigns, projects sales of $5 million for 2007. While the four-person company works virtually, Goel invested in 900 square feet of office space in Dayton, Ohio, to give the company a home base and employees a place to work when they come to town.
JangoMail has grown mostly through referrals, networking and search engine advertising, landing clients like the American Cancer Society and Nokia. Instead of expanding through additional products or line extensions, JangoMail remains the company's sole offering, available through its website. Goel is constantly tinkering and adding features. "I wanted to operate with a salesperson-less model," he says. "We are there if [customers] need us, but they can buy the product on their own."

CASE 4
A little help from friends allowed Maureen and Jeff Kendall to launch their San Jose, California, T-shirt company, Little Ruler, with about $1,000 for their first run of 100 T-shirts. Jeff, 39, was a well-known figure in the skateboarding world when the couple had their first son, Cole, in 2001. They received tiny T-shirts individually screened with skateboard industry logos as gifts. Seeing people's reactions to the shirts inspired them to launch their own line of children's clothing featuring logos licensed from hot skateboard companies. As word got out about their idea, friends offered to help design the T-shirts and their website for free, saving the couple big bucks on some basic startup needs.

TIPS - MOTIVATE YOURSELF TO SUCCESS

You can survive failure
You can survive a failure, even many failures. But if you consistently work hard, you'll hit your goals, your success and dreams. And in a world in which most people go after what they want, you too can get what you want. Don’t be scared of failure. Face it. Be brave and you are at the winning side.

Picture the benefits
How would your life be better if you work hard for it and got what you want? Keep a tangible list or picture of those benefits in front of you for motivation that burns your spirit of success.

Learn from failure
Face with your failures. Evaluate, study and look for clues of why you fail. After each failure, try to get feedback to improve it. Maybe you are in the right direction, but you dealt the situation the wrong way. To achieve success, try to improve your management style or whatsoever that can lead you to the right direction.

Don't punish yourself
Even deeply flawed people deserve a good life. Ask for what you want, if not for yourself, for those who will benefit from your better life. And if depression is holding you back, get help. Calm yourself. Take a deep breath and be strong.

Set small daily goals
Good things happen to those who act. Set a goal for yourself. Streamline you plans. Set short-term goals. By achieving these short-term goals meaning that you are in the correct direction for your long-term goals.

Ask yourself what you really want and listen to your heart
Build your own psychologically self -defense. Let's say you think, "I want to be a successful businessman”. Keep this in your mind. Imagine that you are already becoming a successful businessman. This message will be triggered into your brain cells. Which will enhance the way you act, work and think.

Remind yourself of a time you were successful
The feeling of success is so sweet and full of satisfaction. That may give you the confidence to try again and again and again to achieve it.

Tell your loved ones of your dreams
You'll feel more comfortable and inspired. By their moral support, this will energizes you more.

Schedule a time to re-evaluate your plans
Put it in your planner or PDA. This will remind you of your progress.

Force yourself to work hard for the success
Feel the joy of success. Read books about successful people. Find tips of how they achieve their success. Be friend with successful people. Mixed around with successful people. Fear of failure is your utmost enemy. If you are facing problems, take a few deep breaths and don’t shy to ask people for guidance. Find a successful person as an idol for you.

P/S : ALWAYS THINK SUCCESS AND YOU WILL GET WHAT YOU WANT

TIPS - HOW TO MAKE YOUR DREAM COME TRUE

Motivation is one of the factors that generate action for people to achieve success. Every person has their own ambition and dream of what they want in their life. In order to get what they want, people have to act accordingly to the correct direction of their goal.

Here are some tips as a guideline for that :

SET YOUR MIND OF WHAT YOU WANT
What do you want? What is your goal? Set it in your mind.

SET A CLEAR GOAL
Your goal must be clear, realistic and can be achieved. If it is a car, you must know what type of car that you want. How much is the price? This is important because if you don’t really know your goal exactly and clearly, you can’t see the correct direction. Set a short term and long term plan to achieve your goal. This will help you evaluate your progress and direction.

IMAGINE IT
If you set a clear goal, you are able to imagine it. Image it by hard. Every day. Every night, before you go to sleep. Imagine that you already get what you want. This will motivate you and create positive atmosphere. Believe it or not, by doing this your brain will stimulate and give you ideas of how to achieve your goal.

IMAGINE IT EMOTIONALLY
You not only imagine it. Feel it, put it in your emotion. This will make you treat it as an important issue in your life. Therefore you will work harder to achieve it.

SAY THAT YOU CAN
You must always confident that you can get what you want. You can achieve your goal. You are fully confident of it. Yes you can. YES YES YES ......

SO ..... TRY THIS TIPS AND LET ME KNOW IF IT IS WORKABLE.

TIPS - RETIREMENT ?

How much would one need for retirement ?
Experts say this depends on the individual and his lifestyle. And how much he is willing to reduce consumption – to eat out less often, buy fewer things, live in a smaller house, drive less, drive a smaller car and travel less. The rule of the thumb, is managing on 60% of your last drawn pay.
If a family in Kuala Lumpur with two kids and two cars needs RM5,000 today, at retirement, expenses should go down to RM3,500.
Even based on this calculation, one would need RM747,000 if one were to live for 25 years after retirement, and RM806,200 for the next 30 years, factoring in the inflation and interest rates.
Going by statistics revealed in EPF's 2005 annual report, about 90% of EPF contributors have less than RM100,000 in their accounts. So sole dependence on one's EPF savings as a safety net is not good enough.
Assuming that one can live on RM1,000 a month, to survive for 25 years, one would still need a substantial RM300,000 and for 35 years, RM420,000.
A person should not start purchasing big assets like property or a house late in life as the danger is that once they have retired they may not be able to meet the instalment payment on it.
When you are in your late 40s, you should be winding down and not committing to high expenses to buy big things.
There are some cases where retirees have had banks auction off their houses because they could not meet the monthly loan payment.
There is also the problem of credit card temptation. There is a worrying trend that more and more younger people are becoming bankrupt as they are spending “tomorrow's money”. Which basically means these people are not saving or building their retirement nest.
Ideally, people should start saving from the time of conception; that way would be able to enjoy the magic of the compounding effect .
A noticeable trend is that while the younger generation is prepared to invest in new financial instruments, the older generation gravitates towards fixed deposits.
That is very risky because you would not be able to accumulate enough because the interest rates can't meet the inflationary rate and your money is getting smaller.
What people should do is to be more aggressive in their investment.
In investing, you should not be looking at the date of retirement but rather the date of potential death which is probably still another 21 years away after retirement.
The best way is, only keep about six months of your monthly expenses in the savings and FDs and put the rest in investment products that generate more income than the inflation rate.

A good private pension would help people in their retirement years. In developed countries, money put into savings for retirement is not taxable, neither is the profit from that investment.
When you retire, you can't take the money out in a lump sum either or you'd have to pay tax on it. This will force you to withdraw your money on a regular monthly basis for retirement because that's tax free.
Singapore has such a scheme, the voluntary Supplementary Retirement Scheme, which complements the Central Provident Fund (CPF). Such a scheme has not taken off in Malaysia for a number of reasons.
It would be a loss of revenue to the Government because people would not be paying taxes on money put aside for retirement. It would benefit only the rich and middle income group as the poor might not be able to afford it.
Perhaps it hasn't taken off too because the Malaysian economy is pretty dependent on consumer spending. And the Government wants you to spend.
There should also be an asset liquidation law in the country. It is puzzling that there are all sorts of incentives for asset accumulation, but none for liquidation.
An example of asset liquidation would be to reverse mortgage your house to the bank in return for a guaranteed monthly income until you die.
The asset would at the end of the day belong to the bank or insurance company. But in the meantime, the person has the right to continue to live in the house until death and get a monthly income too.
If they outlive the value of the house, the bank loses.
As our population ages and life expectancy increases, more thought must be given by both individuals and the Government on how to develop a culture of planning and saving for one's retirement.

TIPS - WHY BUY LIFE INSURANCE ?

People are living longer, life expectancy for women is 76 years. For men it's 72. With this kind of longevity, people have got more than 20 years after retirement. 60 would be a more ideal retirement age.
People are marrying later too. Which means they are having children later in life. If a person has a kid at the age of 35 and retires at 55, the odds are that his child at 20 would probably still be at university or college and his education require financing.
On average, the Malaysian household spent 5.7% on education last year. With the cost of education rising by 6% each year, this is expected to climb steadily.
While parents might buy an education insurance plan for their children, but most of them will find that the amount is insufficient. More often than not, parents are willing to give up “everything”, including their own retirement fund for the kids. Which leaves them in a vulnerable position in their old age, unless of course their children provide for them.
As for life insurance, only 40% of Malaysians are covered. This is a small number compared to 100% in Singapore, 80% in the United States and 400% in Japan (where one person has four policies on average).
And even if one has savings from the EPF or bank account, people should still worry about retirement. This is because without a new source of income, that money would run out. This is especially so if one runs into health problems which is common when people grow older.
Medical inflation is easily 15% each year. And this could really eat into the savings. The medical bill is just like as a “hole” which if not plugged would leak away one's entire retirement and savings.
So one of the solution to overcome this is by having life insurance that provides protection and peace of mind for you and family if you are diagnosed with health problems.

TIPS - RETIREMENT PLAN

With people living longer, marrying and having children later and not saving enough, facing retirement is a challenge. While there is growing awareness about the need to plan, less than 5% are prepared for retirement and fail to take into consideration inflation rates and rising medical costs.

In 1981, when Kamal graduated, he got a job in KL which paid him RM1,800 a month. He bought an imported Mazda at RM17,000 and months later he put down money on a RM78,000 single-storey terrace house.

Today, 25 years later, Lily, one of Azman's daughter has just finished university. Her starting pay is RM1,800, just like her father's two and a half decades ago.

But unlike her father's time, imported cars cost over RM100,000 today. So Lily has opted to buy a Proton for RM45,000 (more than double what her dad paid for his first car).

While her father could afford to buy a house early in his career, Lily can't. Houses in KL these days cost at least RM200,000 so she has to work for a few years first before she can own one.

Compared to 25 years ago, the prices of goods, food, petrol and electricity have all gone up. Understandably, it's an uphill task for Lily to save on her RM1,800 salary, since the purchasing power of her salary is much lower than her father's back in the 1980s.

It is a fact that wages have not moved in tandem with the rise of the cost of living and inflation. That trend is expected to continue.

If people do not start planning early for their retirement, they are going to find themselves in a spot after they turn 55.

Today, three meals cost you RM20, but in 20 years time, with an inflation rate of 6% a year, you will need RM64 per day for the three meals.

So while the RM500,000 in your EPF or bank account at retirement might look good on paper, if you do not invest that money to make it grow at a rate higher than the inflation rate, 20 years later, it would be worth only RM145,053 in purchasing power!

Reality hits when people find that they cannot afford to retire because they had not seriously put aside the money early on in life.

People in their 20s think they are too young to think about retirement, while those in their 30s and 40s tend to believe they are doing enough because they have their EPF savings, and those who are 55 feel it is just too late for them.

And the truth is at 55, most people cannot afford to retire.

TIPS - AMBITION THAT LEADS TO SUCCESS

Luck can open the door for you. But you still have to walk through it. Luck is more about being prepared for those opportunities that come knocking your door. You have to have an open mind, the right skill and all your senses working to see what opportunities presents themselves.

That’s what happened to Taryn Rose, a Vietnamese refugee who moved to United States when she was eight. She hopes that she would follow in footsteps of her father … becoming a physician. However, different things happen. After working 36 hours shifts as a resident in orthopedic surgery, she experiences a lot of sore feet. But unlike most of her colleagues, she turned her pain into profit. Today she is CEO of TARYN ROSE INTERNATIONAL a $28 million company that makes comfortable shoes.

She got her medical degree from University of Southern California, but she found her heart was no longer in medicine. She always loves shoes and wanted to learn new things about it. To fulfill her ambition she had become friends with a sales clerk who knew people in shoe industry in Italy. She made the introduction and headed off to Milan to learn how to make shoes. She did some research on her potential customers and with the data she manage to get a $200,000 loan in 1998. She wore out a lot of her own shoe leather showing samples to independent shoe stores and buyers at upscale department stores.

At the beginning, she did everything by herself, from designing, marketing and accounts. There are moments when she felt so frustrated and even crying. But with great patient and ambition, she never gave up. Finally, her effort rewarded. After 8 years after she started her business, now her shoes can be found in more than 220 stores worldwide.

Rose has no regrets about leaving medicine. What she did is not all that different from what she did as a physician. The goal is the same … to relieve pain. As a surgeon, she might helped only a few people but with her shoes, she is helping hundred of thousands of people.

TIPS TO ESTABLISH CONTACT IN ONLINE NETWORKING

Normally as a fast and reliable way to communicate, we use e-mail as a medium to establish contact with friends and other people in our daily life. Besides that, there are other effective ways to network electronically. Here are tips of how to build your network without leaving your computer.

One of the best aspects of online networking is that you can find communities specifically designed for specific interest. Since all members shares the same and common interest , they are ready and willing to meet new people with the same interest. Doesn’t it be an easier way for you to build up your network?

START WITH PEOPLE YOU KNOW

Most colleges and even some high schools have online communities specifically for alumni. Made up of people in a wide range of industries and occupations, these communities encourage fellow alums to reconnect and network.

Online alumni groups are a great way to test the waters if you're new to virtual communities. Since members have a shared experience and memories, which is their alma mater, and you are also familiar with it, so it's easier to join in the discussions.

FIND COMMUNITIES THAT SUIT YOUR INTEREST

No matter what your interest, there's likely an online community dedicated to it. From astronomy to genealogy to '80s music, online communities cover every subject imaginable. Choose a topic you want to learn more about, or one that you're passionate about, and do a keyword search for a community related to it. Easier way is by surfing to Web site like Yahoo groups or Msn groups and browse their list of communities that suit your interest. To expand not just your personal, but your professional network, join a community tailored to a specific industry or interest.

Online communities are a great way to learn more about a specific interest, profession and industry. Once you find a group that has potential for networking, browse the group messages board to learn more about it group members and their interest. When you feel comfortable in the community, start posting your own messages. Some online communities are expressly for the purpose of business matters. And those are perfect for networking. To expand your business contact, thus help your business to expand.

Then, slowly by using your interpersonal skill, let the networking grows.

TIPS ON NETWORKING

In business, one of the ways to expand is through Networking. It's an opportunity that you can grab to make connections, build up your relationships and enhancing your group success. Through networking you may also explore new business opportunities, learn more about a new or specific industry, gather insights from peers on critical business issues and guide your business group to grow more professionally. Even you can build up your goodwill through networking.

Set Your Goal

What is your purpose or goal that you want to accomplish by joining a particular networking group. Are you just looking for friends, trying to develop a new business contact, want to expand your business ideas or just as a hub for your social activities and become known as one of the active members of the group? Everything is depending to you. You can choose to be either an active or passive member of the group, but will get the most out of the experience by regularly attending and participating in the group activities. Once you decide on the networking group that matches your goals, you can immediately increase your visibility by becoming as an active member through participation on existing or new discussion topic in the group, posting of you ideas and thought to the group or even volunteering to participate and becoming one of the group committee.

Exposure

When joining an online group, in order to build up your exposure and goodwill, create the atmosphere of …… "It's not who you know, it's who knows you." By joining a professional networking group or a business group is an opportunity for you to gain access and exposure to various people you might not otherwise meet in normal offline groups. You can establish your goodwill even more better by joining the group activities and business events. Before going to the first event, learn more about group members, their mission and focus. Armed with this information, you can go to the next breakfast, lunch, or after-hours function prepared with questions for the members and guests. Introduce yourself at the meeting so that group members will recognize you and it will create a better interaction with group members. Through internet group you can stay visible and connected to your networking group between meetings. You can search the name of the person you are planning to meet, send email, forward a link of interest and interact to members through group’s message board.

If you take advantage of all that networking has to offer, and if you have joined the right networking group, you'll find that suddenly, you seem much more visible. People will seek you out and recognize you as a valuable resource.

If you're networking correctly, you'll find you have more visibility, greater knowledge, and a wider circle of reliable contacts. Thus you can leverage those assets to further your business expansion.

TIPS TO CONTROL OVERSPENDING

Do you know where your money goes?
Every month when paychecks are deposited electronically to our bank account, and as a convenience way to spend is by using debit and credit cards. Unfortunately, it makes it too easy to bust the budget and to recognize how much is being spent. Sure, you can log on and look at your bank account every day, but most people probably don't. When they finally see their balance, they might wonder …… where my money goes? More than likely it's not the mortgage that's killing them. It's the daily money drain. So what should you do to help you get back on track.
In order to control this, do you have to write down every nickel spend? Or may be you have to write down how much cash you will need for a week's worth of spending for the day-to-day stuff like gas, groceries, going out for meals and so on. Or you don’t have time to do this. Just use your credit card to get through the rest of the week. Then at the end of the month you feeling shock and disappointed to see how much you had spent.
If you'd like to get a handle on your spending habits, all it takes is a small notepad and a bit of determination.
Step 1
Set aside 10% of your monthly income into your Contingency or Investment Account. Only use this money for contingency purposes. If not just leave it there.
Step 2
Figure out how much cash you need to cover a week's worth of gas, groceries, entertainment, dinner, breakfast, books, cosmetics and so on.
Step 3
Be honest. Don't deliberately overestimate so that you're sure to have enough cash to get through the week.
Step 4
Set the anticipated amount aside and don't use debit or credit cards.
If you get through the week with the cash set aside, congratulations! You are on the right track. If you need to make a trip to the ATM, it's OK. Just review your purchases and see where you could have trimmed costs. This is about developing a mind-set where you seriously consider daily cash expenditures. It can lead to more money in your savings account and long-term financial plans.

HOW TO SAVE $1 MILLION FOR RETIREMENT

1 million saving for retirement ? It might seem a large amount to save.

Yet, it may looks very hard to achieve. However,it will only takes 20 year for you to achieve it. How ? Think different way. How about lowering your sights. You may start by aiming to accumulate savings equal to two times of your annual income. Once you had hit that milestone, then you can see the financial wind will be at your back. From that point , you can proceed to the next step. Reaching your retirement savings goal.

You may wonder how will you ever accumulate enough money ? Actually, one thing that you have to understand is that, once you reach a certain level of saving , most of the money should come from your own investment growth.

Let's say your annual income now is $80,000. To proceed with this concept , meaning that you have to save $160,000 for the first step. When you achieve the target ,your next action is … to find an investment platform that will give you a minimum returns of at least 10% per annum.

Over the next 12 months, your $160,000 portfolio would increase to $176,000. In the 5th year it will increase to $257,681 , then increase to $414,997 in the 10th year. Actually it only takes 20 years to achieve your target ……to $1,076,387. Didn’t believe me ? Well , calculate it by yourself …… if I’m wrong , please let me know.
Where to invest ? Do your homework. There are plenty of investment agencies available.

So, see you at millionaires club in the next 20 years.

TIPS NAK MENJADI JUTAWAN

"When Frank Darras graduated from law school, all he wanted in terms of material wealth was a middle-class life for his wife and kids. But while working as a doctor's assistant to put himself through school, he developed a burning desire to help the folks he saw struggling with unpaid insurance claims. "It was the David and Goliath aspect that attracted me more than anything," says the Ontario, Calif., attorney. Once he had his degree, Darras was like a cruise missile aimed at the insurance industry. By 1990 Darras had his first million-dollar year, and today he oversees one of the nation's largest disability and long-term-care practices. "I never thought I'd make $5 million in two lifetimes," he says. "I just loved the work."

Getting rich also requires a certain amount of stubbornness and clarity of purpose. Consultant Joel Kurtzman, who evaluated 350 startups for his book Startups That Work, found that successful outlets usually have a team of two or three founders who share a common vision; the success rate for this model was a remarkable 50%. The odds for solo founders were more like the oft-quoted one in 10, in part because they often found themselves working at cross-purposes with hired guns who see things differently. That's what 34-year-old Justin Jarvinen learned the hard way. The entrepreneur saw two promising business ventures go down the tubes after he took on partners who tweaked his ideas beyond recognition. But three years ago he started VerveLife, a service that helps companies promote online marketing efforts with free music downloads. Knowing that his success depended on his enthusiasm for bringing the idea to market, he carefully chose partners who supported his vision. Jarvinen is now the majority shareholder in two dot-coms, and he claims an eight-figure net worth. But what really excites him is his freedom to explore and support new ideas; his current passion is mentoring younger entrepreneurs. "I'm interested in doing whatever I want, whenever I want," he says. And chances are you feel similarly. When people dream of getting rich, it's about more than nice clothes and fancy vacations. Being rich means freedom: to spend your time as you please, to pursue your real interests and to take a chance without courting utter ruin. Paradoxically, the road to riches often means acting as if you already have that freedom.”

TIPS UTK BERJAYA DLM PEMASARAN INTERNET

PROMOSIKAN DIRI ANDA

Cuma perlu diingat, promosi anda tetap sama, iaitu laman web utama anda.

Contoh – Anda mempunyai senarai pelanggan seramai 10,000 orang.

TIPS TO DOUBLE YOUR MONEY

Multiplying wealth by two is an almost-routine ritual for upper-income families. Normally the high-earning couple in their early 30s today can expect to double their net worth once by their mid-40s and again by around age 60. But there are good arguments for accumulating wealth even more quickly. Why ? For example, sundry goods, educational , health-care and fuel expenses are rising faster than the average household's income. Therefore to overcome this , here are some tips to help you reorganized and sort out the headache by doubling your wealth.

Tips 1 – Investing

One of the solution of how to double up your income is through investment. In order to achieve our target, your investments need to earn an average return of at least twice of your capital invested. However , through investment platform, you must bear in mind that there are risks of losing your money which might cause you to sleepless nights. So where should you invest ? Or what are the factors that you should consider before start investing ? For me, these are the factors that I consider before start investing :

1.Track record - of the company
2.Returns – how much do I get
3.Risk factors - low , moderate, high
4.Durations – how long it takes for me to get back my returns
5.Capital - how much money that I’m willing to lose

Here are what I get from some of my own investment :

EA
My capital 200. Returns 1,000. Duration invest - 4 mths. Risk - High.

Fical
My capital 700. Returns 1,500. Duration invest - 1 mths. Risk - High

Empay
My capital 500. Returns 4,000. Duration invest - 6 mths. Risk - Moderate

Unit Trust
My capital 2,000. Returns 200. Duration invest - 1 yrs +. Risk - Low

Swisscash
My capital 1,000. Returns 34,000. Duration invest - 1 yrs+. Risk - High

Note : The decision to invest is yours. You may invest your money somewhere else. The risk is there. Remember …… HIGH RISKS , HIGH RETURNS. My golden rules is simple, get back your capital first, only reinvest from the profit that you gain.

Tips 2 - Real Estate

Real estate is another option that you can double your money. However in doing so, a lot of money is needed for this in the initial stage. Here's an example of how the math works. Say you buy a home for $150,000. The amount of money that you have to spent in the initial stage will be :

1. Down payment (10%) - $ 15,000 minimum
2. Lawyer fees -loan agreement - $ 3,000 minimum
3. Lawyer fees-deed of assignment - $ 3,000 minimum
4. Insurance - $ 3,000 minimum
Total amount $ 24,000
The big down payment boosts your odds of having positive cash flow. Besides that, throughout the year you also have to bear other expenses, such loan repayment, taxes and maintenance. But you can write off every penny, along with capital depreciation, and then get back in the black with the rent you collect. Based on national averages for rental income, your total operating profit on this hypothetical house after five years would be about 6% a year. The other option is to sell the building at that point, and this is the easiest way for you to double your money. And that's assuming the property's value rises 14% — very conservative, considering the housing market's average annual return of 6.1% since 1975. Or you may follow my way …… Buying auction property. Why? Because…… the price is cheaper than the market value. Last 2 years I have rented an office. My monthly rental that I have to pay is $ 600. However, last year I had managed to buy an auction property for a price of $ 54,000. The actual market value for the property is $ 90,000. By doing so I only have to pay my monthly loan repayment $ 300 ( Compared to rent I have to pay - $ 600 meaning I save 50% ). If I sell it now ? ……. Of course I’ll make a better profit.

Tips 3 - Starting a Business

Make your move now. How? Through …. ONLINE BUSINESS. This is one of the business that can generate you more money. To help you generate extra cash for investing and saving, you may focused on part-time work from home that can earn a decent income — an option that gets more realistic every year, thanks to the Web. Now it is easier to monetize your brilliant thoughts via a Web site or blog. Advertisers have finally embraced blogs as a way to target niche markets. Programs like Google Adsense can place relevant ads on your site in return for a cut of the proceeds. You can write about your hobbies, views or just about anything. Or you may utilize your own expertise to make money by using the web. To pick just one example, the growing population of retirees and young singles (i.e., folks with free time) is creating more jobs for one-on-one tutors. Instructors working solo can earn anywhere from $15 to $95 an hour teaching anything from academic subjects to sailing to jazz guitar.

Tips 4 - Savings & Spending

Control you budget and spending habits. In order to save even more money, take aim at your life's biggest expenditures which is your house and your wheels. Start in your driveway, where buying used car instead of new one can pay off big. Consider the brand new car. If you buy a new one, let say the price will be at around $42,000, your five-year ownership costs — everything from fuel and maintenance to that old devil, depreciation — will amount to a little under $58,000. How about buying a three-year-old used model, and your costs will be about $12,000 less. Duplicate that strategy in a two-car family, and you've freed up $24,000.
Next, take a trimmer to the monthly mortgage payment. The spreads in interest rates between fixed- and adjustable-rate mortgages are fairly narrow right now. But rates have been sliding, and anyone who recently locked in a mortgage stands a good chance of finding a better deal — even more so if they hold an adjustable loan that has reset to a higher rate. On a $400,000 mortgage, the difference between a loan at 7.5% and one at today's prevailing rates of 6.25% would add up to more than $20,000 in payments over five years.
One final thought …… Healthy living is good for your bank balance. A recent study by the Center for Creative Leadership found that executives who exercise regularly scored better on a test of leadership skills than those whose butts never leave their chairs. Though the study didn't examine earnings, it's not hard to see how these marks could result in bigger bonuses and faster promotions.

HOBBY THAT CREATES 5 FIGURES INCOME

Just by using internet through blogs, a person are able to create a steady 5 figures income. For most people, maybe blogging is a hobby, not a job. But for smart people , marketing can also be done without even leaving home , smartly dressed to meet clients with briefcase in hand, like most marketers. Yes, this is true. You can earns an income solely through the Internet. No joke. This is what happened to Mr A.
It started off in 2003 as a hobby for the technology enthusiast, then working as an internal auditor. His first website offered free downloands of software allowing Windows-run computers to have a Apple Macintosh interface. Both are rival operating systems. "After a while, his friend suggested that he put up advertisements there. He signed up with Google Adsense and his first US$100 (RM350) cheque came six months later. As he devoted more time online, traffic to his website soared — and so did his income.
By 2005, while earning about RM2,000 from his day job, he was already chalking up between RM7,000 and RM8,000 in advertising fees from his stable of websites and blogs. In August that year, he took the drastic decision of quitting his job to focus on his online ventures. Now, he owns more than 15 websites and earns a five-figure income. Some of the websites are on gadgets like handphones and digital cameras. He hires bloggers from countries like the United States, New Zealand and Ecuador.
He bears the costs of running the websites and shares the profits with his partners. All his marketing (to get companies to advertise) is done online. His top revenue earners are directory websites where companies pay to get listed, and are then ranked higher in search engine results.
His number two money-earner is his first website , the one which got him hooked into online forays in the first place. He claimed that he had been offered up to S$20,000 for the website, but declined the bid for sentimental reasons.
His advice for those who want to follow in his footsteps ?
"When you start, don’t think of making money first. Treat it like a hobby. Be patient and hard working. The rewards are sweet."
